Where the work happens

A 300-Year-Old Estate, Booked for One Company

Not a conference suite with a jug of water. A Georgian manor, a coach house with its own bar, a glamping village and 41 acres, with no other guests in any of it. Strategy in the drawing room, the honest conversation on the lawn, and the whole team under one roof at night. Monday to Thursday it is all yours.

The Manor House

The Manor House

6 bedrooms · sleeps 14

The drawing room takes the plenary, the library the breakouts, and the dining room the long table. Leadership usually sleeps here.

The Coach House

The Coach House

4 bedrooms · sleeps 12

Its own kitchen, a private bar and a terrace. Where the team ends up after dinner, and where nobody has to whisper.

The Glamping Village

The Glamping Village

3 pods · sleeps 18

Furnished bell tents with real beds for a bigger team week. Volunteers for these are never in short supply.

The library

The library

Breakouts, one-to-ones, the quiet hour.

The grounds

The grounds

Walking meetings across 41 acres.

The hot tub

The hot tub

Where the real conversation happens.

The long table

The long table

The whole team at one table, every night.

Team building that is not trust falls

Team Building on the Estate

Everything below happens here, on the 41 acres, run by people we know. Prices are live from our catalogue and shown per person for the party size on the strap; change the number and they update. Add one to your plan with a click.

Meeting rooms

Rooms to Work In, Not a Conference Suite

Georgian rooms with windows on the lawn, Wi-Fi throughout, and the set-up done before the coach arrives. You have all of them; nobody else is in the building.

The Drawing Room

The plenary

The Drawing Room

The main session room in the Manor House: tall windows on the lawn, boards and a screen set up before you arrive.

The Library

Breakouts

The Library

Doors that close, a fire, and enough quiet for the one-to-ones and the working group that needs its own room.

The Dining Room

The long table

The Dining Room

Boardroom-style at one table by day, the team dinner by night. Working lunches come to you here.

The Marquee & the Lawn

The big group

The Marquee & the Lawn

A dressed marquee on the lawn for a company-wide day, and 41 acres for the walking meeting.

For the working day

The pieces a hotel charges by the hour

Priced flat, from the same catalogue the planner uses, and itemised on the quote. Bring your own facilitator or trainer if you have one; the room is ready either way.

NewAI Masterclass for Teams

One Day or Five. Your Team Ships Something.

Add a hands-on AI masterclass to any offsite. One day gets the team a working AI tool stack and their first real automation. Three days is the full programme: briefs drawn from your own business, a build day, and a demo to the room. Five days ships a product. No slides. Everybody leaves with something they built and a 90-day plan to keep going.

  • Run at the estate, inside your offsite, for your team alone
  • Claude Code, agents and automation on your own work, not examples
  • Pick one to five days in the planner; the rest of the offsite prices around it

Ten or more people? A private AI retreat cohort takes the whole estate for your team from €24,000, everything included. Fewer than ten, book seats on a published date.

Hamish Davison, who leads the AI masterclass

  1. Day 1

    Cut through the noise

What matters and what to ignore. Your team finishes the day with a working AI tool stack set up, not a reading list.

  2. Day 2

    Build day

Small teams, real briefs drawn from your own business. Instructors circulate all day, so nobody stays stuck.

  3. Day 3

    Ship it

Demo what was built to the room, then leave with a self-written 90-day roadmap so the momentum survives the flight home.

Day one stands on its own as a one-day intensive. Days two and three are where the team builds and ships.

Minimum 2 nights, groups of four or more. Monday-to-Thursday nights are the easiest to take whole.

Weekends are usually held for weddings and celebrations, so the amber and red tend to sit on Fridays and Saturdays. A Monday-to-Friday block is the easiest way to take the whole estate.

FAQ

Booking an Offsite — Your Questions

Do we get a VAT invoice, and can we pay on account?
Yes. Every booking lands on one invoice with VAT itemised line by line: accommodation, catering, team building, meeting room set-up. A deposit secures the dates and the balance is invoiced on a schedule before the stay, by bank transfer or card through a secure link. Send a purchase order number with the enquiry and it goes on every document.
Can we do a team building day without staying over?
Yes. A day event is venue hire for the day plus whatever you add: a working lunch, an experience like the Murder Mystery or Garden to Table, a facilitator, the meeting room set-up. Pick “Day event” at the first step of the planner and it prices without accommodation. From Galway it is a 30-minute drive, from Dublin about 1 hour 45, and a coach can collect the team at the office.
What is the minimum and maximum group size midweek?
Four people up to fifty. A leadership team of four to ten takes the Manor House; a company of thirty to fifty takes the whole estate with the Coach House and the glamping village. Overnight stays are a minimum of two nights, and a day event has no minimum stay at all.
Can we bring our own facilitator or trainer?
Of course. Many teams do, and the rooms, boards, screen and coffee are ready for them. If you would rather we found one, a professional facilitator to design the agenda and run the day is a catalogue item with a price on the quote.
Can we hold our Christmas party here midweek?
Yes, and midweek is the way to do it. Weekends in December go to weddings, but a Monday-to-Thursday Christmas party gets the whole estate, the chef, a DJ or a live singer, the bar with no last orders, and beds for everyone so nobody drives home. It prices in the planner like any other night.
Who is this for?
Leadership and executive teams, boards, founding teams and whole companies of roughly 4 to 50 people who want a private base for an offsite, a strategy retreat or a team week, whether they fly in from the United States or Europe or drive over from an Irish office. The whole estate is booked by one group at a time.
What does an offsite cost?
Build it in the planner on this page and it prices live per person. The Midweek Offsite card is the usual starting point: two nights Tuesday to Thursday with breakfasts, working lunches, two dinners, a signature experience, the meeting room set up. Everything is itemised, so you pay only for what you choose, and it lands on one invoice with VAT shown. Pay the deposit inside the early-decision window on your quote and the rate comes off the total.
Can we pay by invoice or purchase order?
Yes. A deposit secures the dates and the balance is invoiced on a schedule before the stay, by bank transfer or card through a secure link. Send a purchase order number with the enquiry and it goes on every document.
What is the early-decision rate?
Every quote we send carries a deadline. Pay the deposit before it and a percentage comes off the whole quote, applied the moment the deposit lands, so the balance you are asked for is already the lower one. Miss the deadline and the quote simply stands at its full price. The current rate and window are shown on the quote itself and on this page.
What are the working spaces like?
The drawing room in the Manor House takes the plenary, the library takes breakouts and one-to-ones, and the dining room seats everyone at one table. For a bigger team week a marquee on the lawn adds a second breakout space. The meeting room set-up and AV are catalogue items, so they are priced and on the quote.
Wi-Fi and AV?
Wi-Fi throughout the estate. The meeting room set-up includes the screen, PA and lighting for the session room; tell us what you are presenting from and we will have it ready.
How do we get there?
Dublin Airport is about 1 hour 45 minutes by road, Shannon about 1 hour 20 and Knock about an hour. Our coach partner, Fahy Coaches, a family firm founded in 1955 ten minutes from the estate, collects the team at any of them, or at your Dublin or Galway office, in coaches from 16 to 53 seats with Wi-Fi on board.
What is the AI training?
A three-day residential programme built here at Ballinderry Park: day one sets up your team’s AI tool stack, day two is hands-on building from briefs drawn from your own business, day three your people demo what they built and leave with a 90-day roadmap. The open cohort runs on published dates; a private cohort for your team is priced on enquiry.
Why is everything Monday to Thursday?
Because it is the better offsite and the better price. Weekends here go to weddings and celebrations, so a midweek block is the easiest way to take the whole estate, the roads and the Cliffs are quieter, and the whole place is yours. The calendar on this page shows live availability. Minimum stay is two nights, minimum group four.
Can we mix work and time off?
That is the point. Sessions in the morning, a signature experience or a coach to the coast in the afternoon, dinner from the chef and the bar at night. The sample agendas below show two ways to shape it, and the planner lets you build your own.
Is it self-catering or catered?
Catered, unless you would rather not be. Cooked breakfasts, working lunches, and Rustic, Select or Premium dinners from the chef, all priced per person on the quote. The Coach House has a full kitchen if a team wants a night to itself.
Accessibility and rooming?
The Manor House and Coach House have ground-floor bedrooms and the houses are steps apart across a lawn. Send the rooming list and any access needs with the enquiry and we allocate accordingly. Single occupancy is easy for a leadership group; a bigger team shares.

We had the BEST weekend at Ballinderry House! Rowan and Joel went above and beyond — Joel actually created a full murder mystery party for us, complete with characters, clues, and a completely decked-out main house. It was so thoughtful and creative, and we had an absolute blast.

From the whimsical artwork to the ample gardens, Ballinderry Park was a treat through and through. Upon our arrival, Rowan started a fire in both outdoor and indoor fireplaces and invited us to use all of the amenities of this lovely B and B.

We had a fantastic weekend. The hosts were incredibly welcoming and made us feel right at home. The food was outstanding — the ratatouille on the first night and the roast dinner the next day were both delicious. The views were breathtaking.

I stayed here for a weekend with friends for a board game event. It was an incredible venue for it. Many rooms, and big tables, and we were kept warm and cosy throughout. The facilities were perfect.

This is a great spot. The house and grounds are beautiful, we were given really nice home cooked food. The common spaces were large enough for a group, comfortable and warm due to the log burning stove.

I stayed here for a stag do with a group of lads. The hosts provided dinners on Friday and Saturday and a fully stocked kitchen. It is a fantastic old manor house but is modernized with all mod cons and the grounds are beautiful.
